The space looks REALLY good- pretty much exactly what we're looking for.

Half of the large space is $700. It includes the small office off to the side (only visible in the "whole space" pic). I believe that the entire space was $1500 monthly.

The back room is an added $200. It's a great place for classes and probably for a small computer lab type area.

As I understand it, the basement room (the filing boxes would be gone) wouldn't completely be ours- it's really just a pass-through to the bathroom. It COULD be a good space for a secondary classroom, however.

Looks good- well worth our investment.

Wish I could have cleared my schedule to join in the on the tour.
But since I couldn't, does anyone have answers to the following?

How many square feet is the $700 space?
How many square feet is the $200 space?
Will the $700 space be walled off from the $800 space?

Do we have any idea what utilities run a month?
Any idea how much insurance will run a month?
How long of a lease commitment is it?
How much wood could a woodchuck chuck if a woodchuck could chuck wood?

I don't have good answers for all of your questions, but I can answer the one's I know.


The spaces will not be walled off, in fact you have to go through the other space to get to the classroom. It would be up to us to police it.

There is also an obligation to make sure a path is clear from the garage door to the owner's storage area for delivery of pallets.


Utilities (including broadband) are included in the rent.


The intial $700 (and $900 I think) will be month to month, they will consider a longer term lease if the large space is rented.

To give more specific answers:

$700 gets 1650 sq ft.
Another $200 gets 900 sq ft of classroom/hangout/etc space.
The remaining 1950 sq ft of space rents for another $800.

Pat answered correctly on utilities and commitment period, incorrectly on chucking wood, and the unanswered question of insurance remains unanswered since nobody has looked into umbrella insurance for the place. I'm rather sure the landlord has insurance (property and umbrella) on the place, but that doesn't mean we couldn't get sued as well.

Free as Noise stated, but excessive overuse will be billed to the tenant appropriately. A camera security system (7 cameras!) comes free with the lease as well, with online access given to designated shop management. A meager DSL Internet connection <1 Mbps provided, but of course we could add a better connection if we pay for it.

This is the question of the day, so far unknown. The building owner is also a developer and will do improvement work as well at a discount rate for tenants. The owner has some liability insurance, but as to how well that covers us, we don't know.

Barring a financial windfall, Hack Factory and TC Maker would consider and are offered a month-to-month lease, under jeopardy though if another prospect wants to rent the full space and/or pay for multiple months ahead of time.
