Free as Noise stated, but excessive overuse will be billed to the tenant appropriately. A camera security system (7 cameras!) comes free with the lease as well, with online access given to designated shop management. A meager DSL Internet connection <1 Mbps provided, but of course we could add a better connection if we pay for it.

This is the question of the day, so far unknown. The building owner is also a developer and will do improvement work as well at a discount rate for tenants. The owner has some liability insurance, but as to how well that covers us, we don't know.

Barring a financial windfall, Hack Factory and TC Maker would consider and are offered a month-to-month lease, under jeopardy though if another prospect wants to rent the full space and/or pay for multiple months ahead of time.
